Job Description

ABOUT URBAN STREET DEVELOPMENT :

Urban Street Development ( is a boutique real estate development firm based in downtown Fort Lauderdale. Our principals have a 35-year track record developing some of the most impactful real estate projects in the city and at Florida State University. We develop and operate multiple projects across several asset classes, including multifamily, retail, office, iconic restaurants and large mixed-use projects. We are a small team that accomplishes a great deal, which means the person in this role will have the opportunity to jump in and learn real estate development and asset management from the ground up.

THE ROLE :

This position is the day-to-day property and leasing management role for a boutique residential building in downtown Fort Lauderdale. That building is where you start. From there, the role can grow into broader asset and property management responsibilities across our portfolio and the new projects coming behind it.

The emphasis is on leasing, asset and property management. Along the way you will be exposed to development, construction, lender and investor reporting, and the operating side of commercial real estate. If you want to build a career in real estate development, are willing to learn it from the operations side first, and are ready to roll up your sleeves, this position will teach you a great deal.

WHAT YOU WILL DO :

• Resident relations. Serve as the primary point of contact for residents. Handle inquiries, requests and issues promptly and professionally.

• Operations. Oversee day-to-day building operations, preventive maintenance, vendor performance and service contracts. Walk the property regularly and address issues before residents report them.

• Leasing. Show units, respond to prospect inquiries, process applications and screening, prepare leases, and manage renewals with an eye toward retention and occupancy.

• Systems and records. Maintain accurate records in our property management software. Manage rent collection, delinquencies, work orders, utility billing and unit turns.

• Reporting. Assist with budgets, monthly variance reporting, capital planning and vendor bidding. Track what drives net operating income and flag issues early.

• Compliance. Handle move-ins and move-outs, security deposits, notices and lease enforcement in accordance with Florida law.

• Growth. Support ownership on due diligence, lease-up planning and operational readiness for projects in the pipeline.

WHO WE ARE LOOKING FOR:

This is not an entry-level position, it is not a first job, and it is not remote. We are looking for someone who has real work experience. You do not need to have managed a building before. You do need a track record that shows you are reliable and that you solve problems, follow through and take ownership of a complex job. We want someone who goes the extra mile and wants to start a career track that can be incredibly rewarding.

Required:

• Professional work experience. A background in property management, hospitality, leasing, retail management, customer service, construction or a related operations role is ideal.

• Genuine willingness to learn. You will be taught things you have not done before, and you are expected to pick them up and run with them.

• Strong customer service instincts and the ability to build real relationships with residents, vendors and tenants.

• Comfort with software and systems generally, and the aptitude to become proficient in a property management platform quickly.

• Clear written and verbal communication. You will be writing notices, emails and reports that go to residents, vendors, lenders and ownership.

• Organized and self-directed. In a small firm nobody is standing behind you with a checklist.

• Reliable transportation, a valid Florida driver's license, and the ability to work on-site in downtown Fort Lauderdale.

Preferred, but not required:

• Experience with RealPage or OneSite. This is a plus, not a requirement. If you have not used it, we want to see that you can learn it.

• Florida real estate license.

• Residential leasing or multifamily experience.

• Familiarity with Yardi or a similar property management platform.

• Bilingual in English and Spanish.

WHAT MATTERS MOST TO US

The technical parts of this job can be taught. Software can be learned. What cannot be taught is caring about the outcome. The person who succeeds here notices details, manages vendors well, is good with residents, and treats the building as though they own it. If that describes how you work, we want to talk to you.

DETAILS

• Location. Fort Lauderdale, Florida. On-site, downtown.

• Hours. Full-time, generally 40 to 50 hours per week, with occasional after-hours responsiveness for building emergencies.

• Compensation. $80,000 to $100,000, commensurate with potential.

• Growth. Direct exposure to ownership, growth into asset management, and a path into the development side of the business as the portfolio expands.
